What we are
HavenKey Homes is a real estate investment company that buys residential property across Miami-Dade, Broward and Palm Beach counties. We buy as the principal buyer: our name goes on the contract, and the house becomes ours at closing. We are not a listing service, a lead marketplace, or a middleman collecting your details to sell them on.
Whose money buys the house
Our offers are funded by a network of vetted private investors who have committed capital to South Florida residential purchases. That is the reason we can hold a closing date: there is no mortgage application behind our offer, no underwriter, and no appraisal that can come in low three days before closing. When we say we can close in ten days, the constraint is the title search, not our financing.
How we make money, stated plainly
We buy below full retail value, repair or improve the property, and either resell it or hold it as a rental. The gap between our offer and what the home would sell for fully renovated covers the repairs, the months of carrying costs (taxes, utilities and Florida insurance, which is not cheap), the selling costs on the far end, the risk that a renovation runs over, and our profit. When you should NOT sell to us
If your house is in good condition, you are not against a deadline, and you can wait out a listing, the open market will usually put more money in your pocket even after commissions. We will tell you so on the phone. We would rather lose a deal than take one from someone who had a better option and did not know it.

Who holds the money at closing
Not us. Closings run through a licensed Florida title company, which performs the title search, holds the deposit, pays off every lien and mortgage recorded against the property, and disburses what is left to you. That is the same process as any traditional sale, and it is the part that protects you.
Where we work, and why there is no office to visit
We are a service-area business: we come to the property. There is no showroom, and we deliberately do not run a walk-in office, because the money that would pay for a storefront is better spent on the offer. If you want to meet in person, we meet at the house or somewhere convenient for you. If you prefer to do everything by phone and email, that works too, and out-of-state owners close with us remotely all the time.
